Please carefully read our cancellation policy. Rarely can we make any exceptions to this. If the guest cancels more than 60 days in advance, the total amount of the reservation will be refunded. If the guest cancels less than 60 days in advance, the 50%prepayment is non-refundable. If the guest arrives and decides to leave early, subsequent nights are non-refundable. In case of a no-show, the total price of the reservation will be charged and is non- refundable. There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest must send a cancellation request stating the reservation number via email to the following address: care@thethreebearsinn.com All cancellations are confirmed via email immediately after the reservation has been canceled.
Reservation Policy
For reservations guaranteed with a form of payment at the time of booking, rooms are held until check-out time (11:00 AM local time) the day following arrival. After that time, it will no longer be guaranteed, and the room may be reassigned. We will charge your credit card within 2 days after we have confirmed your reservation. We have the right to cancel your reservation if we do not receive the Pre-Payment Deposit. We will send you a cancellation confirmation via email immediately after canceling your booking if this should occur.

A valid photo ID may be required upon check-in
All requests to reserve a room must include a cell phone number, the first and last name of all adults occupying the room and a valid credit card for a guarantee of arrival.
Our room rates are always awesome, and they are subject to change.
All rooms are subject to a 3% Local Option tax collected by the City of Crouch and a 2% Travel and Convention Tax in addition to local sales tax.
Group trips are fun! When booking, keep maximum occupancy rules in mind- Four people max for all of our rooms. Got babies? We’ve got pack-and-play and cribs available upon request, subject to availability.
Check-in / Check-out
Check-in is any time from 3:00pm local time or after. Your Door Code will be texted to you in advance of your arrival. Please respond to the same text string with the Make/Model/Color & License plate of the vehicle that you will be parking on site at the Inn. The balance of the full reservation amount will be charged automatically upon check-in. Check-out is at or prior to 11:00am local time. You can check out via Text by simply replying to the welcome door code message, your door code will no longer work once you have checked out or the check-out time has passed, whichever happens first. Unless expressly agreed upon prior, if you have not checked out by 11:15am (local time) a late check fee of $50 will be charge to the card on file. At 1:00pm (local time) an additional $75 fee will be assessed. Note: These are late check out fees and do not apply to future reservations and are non refundable. Please note that a more detailed inspection of the room is made after the check-out time, and we reserve the right to make charges for any damage or breakages found before the room is occupied again.
Smoking Policy
Breathe easy. The Three Bears Inn is a non-smoking property. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a $350 room cleaning fee.
Damage / Missing items and Noise Policy We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buy it’. Any property damages or missing items will be charged to the credit card on file at market value. Pre-existing damage or room issues must be reported to us immediately after check-in to avoid responsibility and potential charges. The bed linen, towels and decorative items are NOT gifts and should remain in the Room. Any items found missing will be charged to your credit card on file. If you would like to keep the wood pens and post it notes, please do. Sing your heart out and have passionate conversation all day long, but from 11:00 p.m. to 7:00 a.m. the whole property goes into hush mode for what we like to call quiet time (or sleep time).
Pet Policy
Are we pet friendly? You bet! A maximum of two pets are allowed per room. There is a $25 non-refundable Pet Fee that is applicable per stay. Just make sure your furry friends do their business in the designated area and you clean up after them. Please keep your pets on a leash when outside. There are local pets that wander about, we don't want any furry friends to get in a scuffle. Pets cannot be left unattended in rooms at any time. Should your furry friend shed a great amount or have a potty accident in the room, a cleaning fee will be charged to the credit card on file in the amount of $125. Should your pet cause property or item damage, an incidental fee will be charged at market value to the credit card on file. No wild animals or venomous creatures.
Enhanced Cleaning Fee There will be an enhanced cleaning fee of $75.00. For bodily fluids or excessive liquid of any type discovered upon inspection of the room after checkout.
Liability Release
We are not staffed 24/7 so in winter, snow and ice may build up on steps and walking areas before we are able to clear it again. By accepting these terms, you release The Three Bears Inn of any liability should you slip, fall or otherwise injure yourself due to snowy, icy or wet stairs or walkways.
